THE RULES

You'd think if they were going for staging, they'd have put more in that one room than a single exercise bike.

That probably really is his, and he just hasn't moved it out yet. Or maybe they only paid for a certain number of rooms. But I agree with the other anon that it all looks like staged furniture.

Sometimes a realtor will put something in a room to give it a sense of scale. A plain shot of an empty room doesn't really give you any idea of how big it is, so if you throw a dining chair in, it gives people a general idea. (This is how you get the sad real estate pics of a lone chair in an otherwise empty house.) Not sure about the exercise bike - either it's his, like the other nonny said, or the room was meant as an exercise room and the realtor's trying to show that.
